The difference between a standard production home and a full custom home lies in the small details—details that take a little extra time and don’t happen by accident. In the world of high-end custom home building, it’s just not enough for something to “look fine.”
Everything has to be done with intention. Symmetrical. Aligned. Clean.
Case in point: tile layouts.
Tile layouts need to be planned well in advance. As a custom home builder, I can assure you that this is one of those small details that can make or break the final result. Nothing drives me crazier than a sloppy tile layout. A shower valve that isn’t properly aligned with the tile and/or grout lines? Uhg. Once I see it, I can’t unsee it. And yes—I fully admit, I’m a bit obsessive about this stuff. But let’s be honest: that’s exactly what you want in a custom home builder. You want the guy who notices details like this because he’s going to make sure your home turns out flawless.
A good home builder will plan early, measure everything and then measure again just to be sure he got it right the first time.
Take for example the home we are currently building in Hernando County. In the primary bath, our homeowners have selected a 2.5″ x 5″ glazed ceramic tile for their shower walls. I had the tile delivered early so I could lay the tile out with 1/16″ spacers and verify the measurements myself. More often than not, there’s a slight difference between the manufacturer’s stated dimensions and the actual dimensions, and sure enough, the actual dimensions were off by 1/32″.
I know 1/32″ might not sound like much—but multiply that across dozens of tiles. Even a small discrepancy can become a big deal.
Gathering this information ahead of time allowed me to plan out the entire shower system so that every component is perfectly aligned to the tile and grout lines. Now I’m able to tell my plumber exactly where to install the rough-in shower valves so they are at precisely the right height and centerline. And when we get to installing the tile, I can tell my installer exactly how I want the tiles laid out.
If I had relied on nominal dimensions instead of actual dimensions, a misalignment would not become apparent until the tile went in—at which point it would become a costly and time consuming error to correct.
Below, I’ve Included two photos from a custom home we built on Keystone Lake in Hillsborough County. In the first photo, you can see that the shower control trim is perfectly centered on the white tile and the shower head is perfectly aligned with the grout line on the blue tile. In the 2nd photo, the patterned wall tile was specifically laid out so that the tile design is aligned to the center of the vessel sink and the faucet is perfectly centered on the grout line. That doesn’t happen by luck. It happens because we think ahead—and we care about getting it right.
