AI tools like ChatGPT and Midjourney are revolutionizing how we help our clients visualize, refine, and ultimately decide on the aesthetic details of their custom homes, such as material finishings and design options.
Let me give you a real-world example.
Above are four different AI generated images of a custom home we built in Parkland Estates in Tampa. As you can see, the architectural structure hasn’t changed—but the color and material palette has. Thanks to Midjourney’s “retexture” process, we can upload a sketch or image of a home and describe different combinations of textures, colors, and finishes we want to see. Within just a few minutes, Midjourney can produce dozens photorealistic variations of the same home, but with different options.
Same Home, Endless Possibilities
This technology allows us to swap out stone patterns, stucco colors, wood textures, and trim colors—all without picking up a single paintbrush or applying a single stone. Within minutes, our client could’ve quickly explored dozens of design options, eliminating what they didn’t like and confidently move forward with what they loved.
That’s powerful.
Inspiration to Decision-Making
Historically, our clients would spend hours and hours browsing Pinterest or Houzz, looking for inspiration to help communicate to us what it is they wanted in their home. During our design sessions, they’d show us different images and try to explain what it was they liked. I’d then draw their ideas in real time using SketchUp so they could see what it would look like on their particular home. I’m pretty fast with SketchUp and it’s a great program, but even the best 3D model can only go so far. The reality is, unless you a professional designer or a home builder, it can be hard to imagine what certain elements will look like in real life.
That’s where AI comes in.
Midjourney doesn’t just draw—it creates photorealistic renderings that mimic real-life lighting, texture, and depth. While it’s not yet perfect, it does help close the gap between imagination and reality. It helps our clients actually see what their home could look like well before any colors are selected, and before any materials are ordered and installed.
A Major Win for Custom Builders and Their Clients
For a small, hands-on custom builder like us, this is an enormous time saver. More importantly, it sparks creativity and helps our clients explore ideas that neither they—nor we—might’ve considered otherwise. It also helps narrow things down quickly. By quickly visualizing 10 or 15 different combinations, clients can move forward with confidence, knowing exactly what they want.
There’s still no substitute for human craftsmanship, experience, and the kind of one-on-one relationship we pride ourselves on at Charter Bay, but AI is proving to be a powerful tool in the design process.
